Editing a closing

To open the Closing details page: Under the Closings menu, click Current closings. Select the closing to edit and click the View or edit closing action menu item.

The Closing details page lets you organize all your information about the closing, make detailed notes, view and modify your closing plan, link to the Flyer library, even send the closing parties email. If you are modifying a closing with a status of either Fell thru or Closed/Paid Transferred, certain options will not be available. For more information, see "Frozen closings".

To edit a closing

  1. On the Closing details page, on the Closing tab, edit the closing's details. More Info:

    • Optionally edit the closing's address and then click OK. For more information, see "Modifying a closing's address information".

    • Select who you are representing (for example, the Seller) by selecting the appropriate option button in the top right of the page.

    • Note: Your selection determines who the closing service report is created for, and regulates what information the user sees on the customer web page.

    • Acceptance date: Enter the acceptance date for the closing or click the calendar icon to select a date.

    • Closing date: Enter the closing date or click the calendar icon to select a date.

    • Possession date: Enterthe closing's possession date or click the calendar icon to select a date.

    • Sale price: Enter the agreed upon sale price of the property.

    • MLS number: Enter the MLS number for the property. The property's MLS number was assigned when the listing was originally posted on an MLS  Board. If the property was never listed on an MLS board, leave this field blank.

    • Status: Click onthe drop-down list box to select the status of the closing. If you change the status to anything other than Pending showing and there are activities that you have not yet completed, the Stop remindersdialog box will be displayed. Clicking Yes will remove the activity reminders from Today's business.

    • Note: If you have a listing linked to this closing and change the status to anything other than Fell thru, the listing status will change to the same status as you selected for the closing. For example, if you change the status of the closing to Fell thru, if the listing expiration date is greater than or equal to today's date, the status will change to Active. If the listing expiration date is earlier than today's date, the status of the listing will change to Expired.
      If you change the closing's status to Fell thru or Closed/Paid Transferred you will not be able to modify certain areas of the closing.

    • Commission:  Enter the commission amount you will make on the sale of the property.

    • File number: Enter the closing's file number. This number is for your own reference only and is not used by the program.

    • Property type: Type a property type description or click the list icon to select a preset item. For example, Farm/Ranch or New-Single family.

    • Source: Enterthe source of the closing or click the list icon to select a preset item.

  2. On the Activities tab, add or edit a closing activity or closing plan. For more information, see "Closing activities".

  3. On the Notes tab, enter notes related to the closing. For more information, see "Managing notes".

  4. On the Closing parties tab, manage the parties associated with the closing. For more information, see "Closing parties".

  5. If you are part of a team account, on the Agent(s) tab, you can view and manage the agents associated with the displayed closing. For more information, see "Closing agents".

  6. On the Scheduled reports tab, apply automatic closing report plans, or view, edit, or delete closing service reports. For more information see "Service reports overview" or "Plans overview".

  7. Once you've completed editing the closing(s), click Close to return to the Current closings page.
