To open a presentation: From the Presentations menu, click My presentations. Select the presentation from the list and click the View or edit action menu item.
You can download comparable properties from an MLS board. If you do not have access to an MLS board or you want to enter a comparable property that is not on your MLS, you can enter comparable information manually.
Follow the steps below to manually add comparable properties to your CMA, HMR or Buyer Presentation.
To add a comparable property
Open the presentation to which you are adding a comparable.
On the Comparable Properties page, click the Add new link located in the bottom right corner of the page.
From the Comparable status drop-down list, select the status of the comparable property.
In the Features box, type any special or noteworthy features of the property.
In the Comments box, type any comments about the property.
Click Add picture to add a picture of the property. More Info:
On the Select picture window, locate the file to add.
The picture must be in JPEG format.
Click Open.
Enter the comparable's address and property details in the text fields provided. Text boxes worth noting include:
DOM: The "days on market" value is the number of days the property was for sale. Click the DOM link to make this field editable. If you choose this option, the "days on market" figures will NOT be automatically kept up-to-date with respect to the listing date and sold date.
List price/sq.ft: The "list price per square foot" value is automatically calculated and displayed in this field. The value is based on the List price and Square feet text box entries.
The text boxes available for you depend on the type of comparable you are adding. If you are adding a Recent sale or Pending sale comparable, the following additional text boxes are available:
Sale date: Click to enter the date the property was sold.
Sale price: Enter the amount the property was sold for (excluding adjustments).
Adjustments: Click the Adjustments link to manage any property adjustment amounts.
Adjust sale price: The "adjusted sale price" value is automatically calculated and displayed in this field. The value is based on the Sale price amount plus/minus the total Adjustments amount.
Sale price/sq. ft: The "sale price per square foot" value is automatically calculated and displayed in this field. The value is based on the Sale price and the Square feet text box entries (excludes adjusted amounts).
Adj. price/sq. ft: The "adjusted price per square foot" value is automatically calculated and displayed in this field. The value is based on the Adjusted sale price and the Square feet text box entries (includes any price adjustments).
Click Enter next to add another comparable, or click OK when you are finished adding comparables.
